Mice and rats can fit through a hole the size of a pencil. Seal the holes and paint if necessary. Dryer vents should have safety doors at the exterior end and be clean. Traps and poisons work, but must be kept away from pets and children and out of view during showings. Trimming tree branches away from the house can help keep squirrels off the roof but may not stop them completely. Use treated wood and keep the framing of your home dry to drive away termites and carpenter ants. Clean the gutters and other places water may sit. Never stack firewood or other lumber against the house. Cover vents and cap the chimney to keep birds out. Keep trash receptacles clean and covered and roll up garden hoses when not in use. Any place where water can pool up and remain should be emptied after a rain and ant beds should be poisoned and removed. Call an exterminator or other licensed control specialist for an evaluation. According to Cindy Mannes of the National Pest Management Association, you should beware of anyone who insists that a termite problem can’t wait. Some service agents might tell you that your house will fall down without immediate treatment. 99% of the time, this is not true and you have time; get a second opinion before you take any measures to resolve a termite problem. Prospective buyers will have the house inspected so be ready to pass. Representation in the Real Estate Market is important when you are selling your home.
